GENERAL DESCRIPTION:

To maintain facility equipment, buildings, and grounds in a safe and efficient manner according to facility guidelines under the supervision of the Director of Facilities.

MAJOR DUTIES AND RESPONSIBILITIES:
  • Perform routine maintenance on grounds, parking areas, driveways, etc. by cutting, trimming, policing, sweeping, and snow removal as directed.
  • Perform routine maintenance/repair on the facility and equipment to include plumbing, plastering, electrical, carpentry, mechanical, etc. as directed. This also includes all grounds, mowing, and snow removal equipment.
  • Clean screens and filters.
  • Replace burned out light bulbs including exit lights, overhead lights, call lights, hall lights, and perform cleaning of lenses as directed. This includes all outside lights on campus as well.
  • Service heating/cooling units as specified by manufacturers or as directed.
  • Painting inside and outside facility.
  • Reports any problems to Director of Facilities.
  • Follow all established safety procedures and precautions at all times, including lockout tagout and all electrical safety procedures.
  • Maintain all personal protective equipment and devices in good working condition.
  • Maintain general plant and facility in good repair, ensuring a safe and orderly environment.
  • Report all unsafe/hazardous conditions, defective equipment, and unusual events to supervisor.
  • Assure that work areas are clean and safe. Ensuring all equipment, tools and supplies are properly stored before leaving areas on breaks, mealtimes, and end of workday.
  • Maintenance work areas are to be free of hazardous conditions (i.e. grease, oil spills, excess equipment and supplies, unsupervised extension cords, etc.)
  • Follow established fire and safety programs and conducting monthly firedrills, as well as, have knowledge of proper operation and re-setting of alarms and sprinkling systems.
  • Presents a courteous, cooperative, and compassionate demeanor to Village residents, staff, and visitors at all times.
  • Maintains the confidentiality of resident information.
  • Honors the residents personal and property rights including knocking on doors before entering resident room.
NON-ESSENTIAL FUNCTIONS:
  • Assists in conducting severe weather and evacuation drills.
  • Maintain proper fluid levels in company vehicles
  • Repairs resident belongings within limits.
  • Assists in pest control.
  • Report equipment malfunctions/breakdowns to supervisor as soon as possible.
  • Keeps supervisor informed of supply needs.
  • Assist in the movement of resident furniture: table/chairs for village events and handles furniture and equipment properly.
  • Attend and participate in-service educational classes as required by Brethren Care Village.
  • Performs a variety of janitorial services and miscellaneous duties.
  • Performs security duties for the campus.


POSITION QUALIFICATIONS:

Education/Experience
  1. High School Graduate or General Education Degree (GED)
  2. Prior experience in general maintenance preferred.
    1. Must possess ability to learn new areas and comprehend facility regulations.

Other Requirements
  1. Must be able to read, write, and speak English.
  2. Must be able to work harmoniously with staff, residents, families and visitors.
  3. Must be able to understand and carryout written/oral instructions.
  4. Must be able to work full-time, beyond normal designated hours, and weekends to fit needs of BrethrenCareVillage.
  5. Must have a telephone and accept responsibility for emergency call. May also be required to carry long range pager.
  6. Must live close enough to Village to be available and able to respond to an emergency situation within a reasonable or short period of time for emergency situations, inclement weather, etc.
  7. Must be able to do heavy work and lift a maximum of 100 pounds with or without assistance.
  8. Must have basic knowledge of electrical, plumbing, carpentry, and mechanical ability.
  9. Must be able to work without close supervision.
  10. Is subject to frequent interruptions.
  11. Sits, stands, bends, lifts, pulls, and work intermittently during work hours.
  12. May be required to work in cramped, confined spaces.
  13. Must possess sight, hearing, and independent movements to function adequately to fulfill job duties.
  14. Must have a valid driver's license and good driving record.
LEARNING PERIOD REQUIRED:
  1. Ninety (90) day probationary period.


WORK ENVIRONMENT:

Indoors - Well lighted, ventilated working area. Possible exposure to chemicals, dust, and communicable diseases.

Outdoors - Approximately 26 acres. Exposure to weather extremes.
