Lead Maintenance Technician

Job description

This position is responsible for troubleshooting and utilizing advanced trade skills in providing maintenance for the property. All duties are to be performed in accordance with departmental and The Rose Gaming Resort policies, practices, and procedures.

SPECIFIC DUTIES AND RESPONSIBILITIES

  • Complies with all applicable standards, policies, & procedures, including safety procedures & the maintenance of a clean work area
  • Responds to and completes daily work order requests involving all aspects of
  • Performs weekly, monthly, semi-annual, annual, and other preventative maintenance checks and
  • Repairs furniture, fixtures, walls, ceilings, equipment, and anything else that may require.
  • Understands the principles and operation of fire sprinkler.
  • Performs small welding tasks as required.
  • Responds to and assist with plumbing, electrical, and other facility related incidents.
  • May be required to operate a pressure washer and provide required cleaning as needed.
  • Responsibilities may include operating a forklift or aerial lift and passing the required training to do so.
  • Will be required to participate in safety training and pass associated training test.
  • May operates a computer which controls and monitors mechanical equipment and utility systems.
  • Repairs electrical equipment and control circuits; replaces faulty electrical switches; repairs refrigeration equipment.
  • May repairs electrical locks and control panels to maintain building security.
  • Responds to emergencies as required and trained.
  • May obtains estimates for supplies, repair parts; orders parts as needed.
  • Assists with other work in coordination with repair and maintenance teams.
  • Installs, connects, and adjusts thermostats, humidistats, and timers, using hand tools.
  • Generates work orders that address deficiencies in need of correction.
  • Assembles, positions, and mounts heating or cooling equipment, following blueprints.
  • Studies blueprints, design specifications, and manufacturer's recommendations to ascertain the configuration of heating or cooling equipment components and to ensure the proper installation of components.
  • Measures, cuts, threads, and bends pipe or tubing, using pipefitter's tools.
  • Fabricates, assembles, and installs duct work and chassis parts, using portable metal-working tools and welding equipment.
  • Sprays restricted-use chemical solutions, powders, and gases on or near surfaces of a building to eliminate pests.
  • Identifies invading pests, including rats, termites, snakes, wasps, ants, spiders, mosquitos, or bed bugs.
  • Sets and maintains mechanical traps and place bait-keeping records at each such trap to demonstrate timely inspections.
  • Removes dead rodents and dispose of properly.
  • Ensures safety of team members & guests by limiting application strength and rates to not exceed manufacturer recommendations.
  • Identifies pest damage to property and recommend organized prevention program in response.
  • Inspects property to ascertain wall and roof porosity and possible sites of pest invasion.
  • Coordinates with supervisor your recommended cutting or boring into buildings to access infested areas.
  • Cleans and removes pesticides after application as needed.
  • Studies preliminary reports and diagrams of infested area and determine treatment type required to eliminate and prevent recurrence of infestation.
  • Cleans and removes blockages to facilitate application.
  • Performs all other related and compatible duties as assigned.


REGULATORY AND COMPLIANCE RESPONSIBILITIES:

In addition to the other duties described herein, each Team Member has the following responsibilities related to compliance with laws and regulations.

  • Attend required training sessions offered by the Company.
  • Obtain and retain required license(s).
  • Perform the duties described in compliance with local laws and regulations.
  • Take the necessary steps to ensure minors are not allowed to gamble or loiter in gambling areas, drink alcoholic beverages, or purchase tobacco.
  • Have knowledge of the ordinances, regulations, laws, policies, and procedures relating to the Team Member's department.
  • Have knowledge of the Property's programs to address problem gaming.
  • Report any acts of wrongdoing of which the Team Member may have knowledge.


EDUCATION, TRAINING, AND EXPERIENCE:

  • Must be a minimum of 21 years of age.
  • Must have a minimum of five (5) years of proven experience involving maintenance trades including but not limited to plumbing, carpentry, painting, masonry, electrical and other basic maintenance skills.
  • Must have a minimum of three (3) years of proven experience in commercial facility maintenance.
  • Gaming, Hospitality, or Customer service work experience preferred.
  • Technical school or formal apprenticeship is preferred and may be required based on needs of the operation.
  • Read, write, speak, and understand the English language. Read Company or departmental reports, newsletters, and documents.
  • Perform basic mathematical computations (add, subtract, multiply, divide in all units of measure, including whole numbers, common fractions, and decimals.)
  • Protect the Company's value by keeping information confidential.
  • Perform assigned tasks under frequent supervision. Follow written and verbal instructions.
  • Must possess a valid driver's license with good driving record.
  • Communicate information and suggestions in oral and written form. Prepare written documents and complete reports as required.
  • Utilize MS Office products at basic (create new documents, open/edit existing documents) skill level.
  • See problems and avoid situations that could be deemed illegal or represent a safety hazard to fellow employees or guests.
  • Respond to inquiries or complaints from employees, guests, regulatory agencies, and others.
  • Travel locally, or between properties as needed.
  • Update job knowledge by participating in educational opportunities; attending expos or conventions; and developing or maintaining professional networks.


Certificates, Licenses, and Registrations: Virginia Racing Commission License

Valid Driver's License with a minimum of three (3) years driving experience.
