This role will be supporting one of Discovery Land Company's locations: Barbuda, set in the Eastern Caribbean. This role will be remote in the Miami, FL, Orlando, FL, or New York City area.

Barbuda Ocean Club is seeking a full-time, year-round Senior Vice President of Finance to join the Finance and Accounting Department.

Job Summary:

The Senior Vice President of Finance is a strategic leadership position overseeing all the financial and accounting aspects of Barbuda Ocean Club's operations and development projects. This position is responsible for the project and club's financial plans, accounting practices, reporting protocols as well as the conduct of its relationships with equity partners. The SVP of Finance will play a pivotal role in driving the financial success of the project and club.

Duties & Responsibilities:
  • Develop and implement financial strategies aligned with the Barbuda Ocean Club's as well as Discovery Land Company's business objectives.
  • Responsible for the preparation of all financial reports that outline the Clubs' financial position in the area of income, expense and earnings based on past, present and future operations, and conditions.
  • Maintains the project and clubs' books, accurately and timely, and ensures that all company transactions and assets are properly recorded, with consolidation of multiple trading entities. Take accountability for monthly closing process is accurate and timely, working with corporate accounting team to ensure accurate updates to COS models and other monthly closing processes.
  • Tracking Discovery's fees and revenues closely, by fee type, by project and proper distributions, timely.
  • Is familiar with the principals and applications of U.S. generally accepted accounting principles, the Internal Revenue Service and State taxation requirements, and assures recordation of all transactions in compliance, in a timely manner.
  • Working closely with FPA teams on maintaining the Project Business Plan and resulting cash flow models for timely and comprehensive short, medium, and long-term cash management (30-90-120 days) to maximize Project cash flow and returns.
  • Provide financial insights to support project feasibility studies and investment decisions.
  • Identify and assess financial risks associated with real estate development projects.
  • Direct the preparation of the capital budget and planning including leasing and other forms of financing, reserves, and replacements. Determines applicable depreciation and recovery rates to apply to capitalized assets and advises management on such matters.
  • Responsible for maintaining and keeping compliance and governance within local, federal, and international law of both Antigua and Barbuda and the United States of America.
  • Responsible for tax strategy on the overall project to recover Services Tax across the project.
  • Evaluates processing of revenue and simplification systems and processes across corporate structure to optimize staffing and intercompany billing.
  • Oversees Home Owner Association (HOA) and Condominium budgets to ensure budget and reporting to these entities complies with local legislation and member expectations.
  • Evaluates and recommends insurance coverages for protection against all potential liabilities (general business, specific and unordinary risk, employment) and property losses. Risk management and insurance functions.
  • Overview of cash management and treasury functions including cash flow projection and analysis, banking, debt and handling of cash and short-term assets.
  • Responsible for roll-up of club accounting budgets, forecasts, and actual results compared to monthly budget.
  • Maintain Investor Relationships: Engage with investors, partners, and stakeholders to communicate financial performance and project milestones.
Skills & Qualifications:
  • 10+ years' experience in real estate construction, development, hospitality, private club, etc.
  • Bachelor's degree in Finance, Accounting, or other related field; Master's degree preferred.
  • Active CPA.
  • Travel is required- ~30% - expected to be on site.
  • Excellent leadership, communication, and interpersonal skills.
  • Ability to navigate complex financial transactions and negotiations.
  • Proven experience working heavily in taxes and has a rolodex of relationship with advisors in taxes and accounting.
  • Strong multi-tasking and troubleshooting skills with ability to meet strict deadlines.
  • Proficient in Microsoft Office, Design and Construction applications.
