Senior Manager, Real Estate

Job description

The Senior Manager, Real Estate brings well-rounded, senior-level expertise to play a key role in the Real Estate Section of the Legal Department. The successful candidate will collaborate cross functionally with internal teams including Legal, Engineering, Operations and Business Development, and external partners including landowners, developers, advisors, and surveyors, title companies and other vendors. The Senior Manager, Real Estate is a position that reports directly to the Director of Real Estate but will be expected to work directly, independently, and collaboratively with other members of the Real Estate Section and Legal Department. We are a fun, but fast-paced solar development and finance company so, extreme organization, significant real estate experience, and agility are all critical to your success in this role.

* Key Aspects of this role include, but are not limited to:

* Managing real estate aspects of solar development projects, including CSGs and C&I projects as assigned by Real Estate Director

* Thinking strategically, communicating effectively, and working as a team member

* Staying current on pipeline and phased development progress and prioritizing work based thereon

* Drafting complex legal and other documents to ensure site control for project development (such as, curative documents, leases, amendments, easements, non-disturbance agreements, and shared road agreements)

* Ability to successfully review and analyze title commitments, policies, exception documents, and surveys with an eye towards

* identifying potential risks to project development, combined with the ability to then offer steps to mitigate or cure those risks and execute and follow through on approved mitigation measures

* satisfying all financing party title insurance requirements, including policy endorsements

* understanding and ensuring all required and available owner and/or lender title policy endorsements are provided.

* Deeply comfortable and familiar with ALTA/NSPS standards for surveys, along with ability to review and analyze surveys in conjunction with title and company site plans and provide feedback regarding same

* Addressing and satisfying all real estate due diligence and project deliverable requests, questions, and production of real estate diligence for investor partners

* Handling construction loan mechanic's lien waiver documentation, statements, and indemnifications necessary to provide investor partners with clean title to mortgaged project sites

* Collaborating with cross-functional teams to support financings, M&As, and other strategic transactions

Education:

* Bachelor's degree in real estate, business, or other related discipline required

* Paralegal certification from ABA-accredited institution helpful

Experience:

* At least 7-10 years real estate experience; experience working within the real estate department of a law firm or solar development company a big plus

* Title company experience would be extraordinarily beneficial

Skills:

* Ability to handle multiple and oftentimes competing priorities

* Must be dependable, extremely detail-oriented and self-motivated, with ability to multi-task and thrive in a fast-paced environment

* Proactive and professional communication with internal and external parties

* Must be able to stay on top of and meet all applicable project deadlines

* Must be able to both collaborate with team members and work independently

* Comfortable and capable of a wide range of computer systems and CRMs, including
