JOB RESPONSIBILITIES

Edgemoor is looking for a Development Analyst based in McLean, Virginia. Reporting to a Development Associate or Manager, the primary responsibilities of this position include, but are not limited to:

Support new project pursuits:

  • Research project stakeholders and conduct competitor analyses
  • Research zoning, master plan information, and new development pipelines
  • Conduct market analyses and due diligence
  • Support client outreach, including research on potential new clients
  • Create soft cost budgets, including research on all applicable building and permit fees
  • Support proposal development (i.e., drafting response sections, coordinating with consultants, creating project pro formas/budgets, developing presentations, creating agendas/minutes, organizing and leading meetings)
  • Perform financial analyses of various opportunities
  • Identify and provide recommendation on new opportunities to pursue

Support development project execution:

  • Coordinate with architects, engineers, and other consultants and team members
  • Conduct financial analyses and budgeting
  • Research / obtain applicable permits and entitlements
  • Develop and manage small, women-, and minority-owned business plans
  • Curate the property management / activation strategy
  • Assist with leasing, marketing, public relations, and community outreach
  • Assist with administrative tasks such as creating team contact lists, calendars, agendas, etc.
  • Prepare monthly update reports
  • Prepare offering memorandums to assist with sourcing project financing
  • Prepare and administer Requests For Proposal (RFPs) for subconsultants and bid scopes
  • Assist in drafting and reviewing contracts for subconsultants
  • Track and respond to Requests for Information (RFIs)

QUALIFICATIONS

  • Strong communication (written and verbal), organization, multi-tasking, and attention to detail
  • Experience working in fast-paced environments and a willingness to do so
  • Positive, open, team-oriented, yet self-starting work style; enthusiasm to step-up where needed
  • Strong interpersonal skills, with the ability to present information and respond to questions/inquiries from senior staff, peers, business associates, and the general public
  • Strong technology and internet research skills
  • Strong work ethic and self-motivated to own your work
  • Advanced skills in MS Office applications, including Excel and Word
  • High ethical standards
  • Experience with and/or an understanding of real estate finance, public finance and/or project finance
  • Financial modeling skills (a plus)
  • Available to be in person / in the office (not virtual)

MINIMUM REQUIREMENTS

  • 0 - 2 years of relevant work experience, preferably in real estate and/or infrastructure development or related fields such as finance, leasing, operations and maintenance, design, and construction.
  • Undergraduate degree in real estate, finance, construction, engineering, architecture, or other related field.
