Job SummaryEssential Duties and Responsibilities May Include: The Controls Technician for Building Management Systems (BMS) and Heating, Ventilation & Air Conditioning (HVAC) systems will be responsible for completing service calls in addition to working on larger projects under the direction of department management.Read & review control specifications and diagrams. May work in varying temperatures; both inside and outside, including inclement weather, heat, humidity, cold, and dampness. May work in areas with exposure to moderate/high noise levels. May be exposed to fumes or airborne particles including dust. While performing duties of the job the employee may work aloft, climb, bend, pull, reach overhead, stand/walk for long periods of time, and lift up to 50 lbs. Updates work statuses and documents tasks completed in the CMMS using a mobile device or computer work station.Helps settle staff, material needs, and timelines for jobs and projects.Read and understand HVAC equipment sequence of operations. Be able to also understand sequence intent in the given application. Read and understand project drawings and specifications. Verify functionality of sensors and actuators and address any issues that may arise. The Controls Technician for Building Management Systems (BMS) and Heating, Ventilation & Air Conditioning (HVAC) systems will be responsible for completing service calls in addition to working on larger projects under the direction of department management. Read & review control specifications and diagrams. Cleans, lubricates, services, repairs, and diagnoses malfunction of HVAC, electrical and mechanical building systems, sterilizers, food service equipment, sprinkler and standpipe systems, transport systems, electronic signaling systems, fire alarm systems and similar plant and specialty equipment items.Assists in making decisions on all repairs and reports major problems to the Manger as appropriate.Constructs, finishes, installs, maintains, and repairs mechanical systems, or any related systems, using power & hand tools and other vital equipment.Reviews outside vendor projects and makes punch lists.Analyzes and corrects sophisticated building system problems and electro/mechanical problems related to utilities.Supports project management activity as needed.Responds to emergency problems in the facility and makes emergency repairs as needed.Maintains logs, performs rounds, and completes P.M. work orders, tests, and inspections.Makes recommendations for modification or improvement of preventive maintenance systems.Maintains shops and mechanical areas in a clean and safe manner.Preforms other duties as assigned. Qualifications May Include: Five years of experience as a maintenance technician in an institutional setting in an engineering or maintenance discipline.Holds a specialization in one trade as evident by possession of an appropriate Journeyman's license issued by the State. Must have one of the following: Journeyman Electrical License, Registered ACR Technician with EPA certification in Refrigerant, Journeyman Plumber License, Carpentry, Welding, Steam and Pipefitting, Masonry or Electronic Instrumentation.Valid driver's license.Ability to read and understand blueprints, specifications and models to learn work layout.
