Job Description SummaryResponsible for the management of the Property Management staff as well as to oversee a significant portfolio or property and to serve as a point person on third-party relationships

Job DescriptionESSENTIAL FUNCTIONS AND RESPONSIBILITIESDirect, coordinate, and exercise functional responsibility for property management businessProvide overall property management leadership through the development and interpretation of policies and programs, coordination of information flow and property management strategyProvide direction and leadership to Property Management staff, promoting reasonable career paths associated with property management professionalsTrack budget variances and ensure smooth recovery processOversee the billing process including payment of invoices and disbursement of fundsMonitor cash flow and cash requirements in conjunction with Property Manager to ensure efficient use of cashOversee preparation of reports, annual budget, and other documents for owner in accordance with the management agreementSupport prompt collection of management fees and reimbursements to overheadMaintain interface with third-party owners, ensuring total contract compliance, and accurate and timely reportingResolve tenant relations issues to ensure their satisfactionPerform regular property inspections with staffOversee construction projects with Construction Manager, including approving construction contract and invoicesEnsure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directivesKEY COMPETENCIES1. Financial AcumenIMPORTANT EDUCATIONBachelor s Degree in Business Administration or related discipline preferredIMPORTANT EXPERIENCE5+ years of real estate property management or related experienceADDITIONAL ELIGIBILITY QUALIFICATIONSCPM, RPA, or CSM designationPossess real estate licenseStrong knowledge of finance and building operationsProven experience in management, evaluation, development, and motivation of subordinatesAbility to effectively manage a team of professionals, including both employees and vendorsPrevious experience in analyzing and negotiating commercial lease and/or contract languageAdvanced knowledge of Microsoft Office SuiteWORK ENVIRONMENTThis job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.PHYSICAL DEMANDSThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to travel from floor to floor, climb stairs, and may be required to travel outside between buildings in varying outdoor weather conditions.
