Job Summary

The Maintenance Technician II (HVAC) assists the Lead and Maintenance Technicians with repair and maintenance of HVAC-R systems, reviews HVAC-R related work orders and ensures tasks are completed accurately, generates work orders for repairs related to HVAC-R equipment, and orders and maintains inventory of HVAC supplies. The Maintenance Technician II (HVAC) inspects and tests installed equipment for proper assembly of components and checks for needed repairs, participates in planning and building phases ofconstruction on campus as it pertains to HVAC-R, and performs maintenance duties including electrical work, plumbing, welding and rough carpentry as required.
HVAC Support
  • Assists the Lead and Maintenance Technicians with repair and maintenance of HVAC-R systems. May provide training as needed. Assists the Lead in coordinating the replacement of equipment and systems with employees, contractors and vendors. Reviews HVAC-R related work orders and ensures tasks are completed accurately. Generates work orders for repairs related to HVAC-R equipment. Utilizes diagnostic equipment and other tools specific and non-specific to HVAC-R operations. Orders and maintains inventory of HVAC supplies. Keeps stock of filters for air handling equipment. Orders parts for general maintenance (e.g. belts, bearings, seals, gaskets, etc.)
  • Inspects and tests installed equipment for proper assembly of components and checks for needed repairs in compliance with technical orders, blueprints, schematics, specifications, handbooks and established procedures.
    Participates in planning and building phases of construction on campus as it pertains to HVAC-R. Reads blue prints, checks design and build documents and specifies desired results. Estimates HVAC load calculations. Evaluates problem areas for HVAC adjustments or equipment needs. Sizes equipment for small HVAC projects. Enters, fulfills, and submits completed PM's/works orders in an accurately and timely manner.
  • Performs semi-skilled and skilled work on heating, ventilation, air conditioning, refrigeration, appliances, electrical, plumbing, and carpentry, including but not limited to, boilers, chillers, exhaust fans, supply fans, pumps, cooling towers, controls, stoves, ovens, fryers, fume hoods, walk in cooler/freezers, coffee machines, ice makers, etc. Lubricates motors and moving parts, changes filters, oil and air refrigerant.
  • Leads by example, exhibits professionalism, communicates expectations, and develops working relationship with entire maintenance team with no bias, prejudice, or favoritism. Assists other trades as needed, adheres to all safety
    practices and procedures, and cleans and maintains work areas and equipment. Provides a high level of customer service and communicates to customers, coworkers and supervision via written, electronic, and verbal methods and devices.
  • Perform work on boilers, chillers, heating, ventilation and air conditioning systems, with both electronic and pneumatic controls, operate, maintain and modify the Columbus State Community College building automation system. CSCC uses a Johnson Controls DDC program on campus to ensure HVAC equipment is operating efficiently.

Preventative Maintenance and Repair
  • Carries out preventive and repair maintenance duties of all heating, ventilating, air conditioning and refrigeration systems. Installs new units or replacement parts for existing units according to specifications and established safety guidelines (e.g. cleaning or changing filters, lubricating motors, tightening belts, etc.)
  • Maintains cleanliness of mechanical rooms and equipment. Performs various manual cleaning tasks including sweeping, dusting and mopping floors. Utilizes dust cloths, mops, pails, brooms and various cleaning agents to perform cleaning tasks. Regularly performs indoor and outdoor building inspections.

Operational Support
  • Clears walks, stairs, parking lots and roadways of ice and snow. Shovels and applies calcium and salt to areas. Utilizes shovels, snow blowers, tractors, salt spreaders, and trucks for snow removal. Applies salt, calcium, and sand to various areas to melt ice and provide safer conditions.
  • Provides general support in other areas and assists with set-ups during special events. Assists the Police Department during evacuations and emergencies. Assists at off-campus locations with maintenance and supply delivery.

Minimum Education and Experience Preferred
  • High School Diploma or GED.
  • 3 to 5 years of technical experience with commercial refrigeration, appliance and kitchen equipment repair, HVAC-R, electrical, and DDC's.

Licenses and Certifications
  • State Motor Vehicle Operator's License or demonstrable ability to gain access to work site(s). Must be insurable to operate a vehicle as a condition of initial and continued employment.
  • Universal EPA Certification and HVAC Certification.

Other Duties and Responsibilities
  • Attends all required department meetings and training.
  • Works assigned schedule, exhibits regular and predictable attendance and works overtime, as required to meet workload demand. May perform additional duties, as assigned.


Physical Requirements

Working Conditions
  • Normal working conditions with occasional exposure to dirt, dust, debris and odors. Employee is occasionally exposed to wet, humid or other outdoor weather conditions. The employee regularly experiences exposure to minor cuts, burns or other situations that may cause injury. Occasional risk of electrical shock. Employee occasionally works near moving parts or in high, precarious places. Occasional risk of electrical shock. Employee or airborne particles, toxic or caustic materials and blood borne pathogens.
