Position: Maintenance Technician

Overview:As a vital member of our property management team, the Maintenance Technician ensures our apartment community remains a comfortable and safe environment for our residents. This role encompasses a wide range of responsibilities, including property maintenance, repairs and installations, and delivering exceptional customer service.

Responsibilities:
  • Property Maintenance: Maintain the aesthetic and functional aspects of the property's interior and exterior, conducting tasks such as painting, drywall repairs, and other basic maintenance duties.
  • Repairs and Installations: Address service requests and work orders efficiently, performing repairs and installations ranging from electrical outlets to plumbing issues and fixture installations.
  • Customer Service: Respond to residents' inquiries and complaints with patience, empathy, and professionalism, maintaining positive relationships with residents, vendors, and the property management team.
  • Safety and Cleanliness: Ensure a safe, clean environment for residents by adhering to safety protocols and maintaining clear communication and transparency with the property management team.
  • Preventive Maintenance: Conduct preventive maintenance tasks to avoid potential issues, including changing air filters, cleaning drains, and inspecting appliances and safety devices.

Types of Maintenance Technicians:The team includes General Apartment Maintenance Technicians, responsible for routine repairs and maintenance, and Lead Apartment Maintenance Technicians, who may take on additional leadership or complex technical tasks.

Education and Experience:
  • 5-10 years of relevant experience in maintenance roles within apartment or residential settings.
  • Proficiency in electrical, plumbing, HVAC, and carpentry tasks.
  • Certifications such as EPA or HVACR are preferred.

Technical Skills:
  • Proficient use of hand and power tools (drills, saws, pipe cutters).
  • Familiarity with testing equipment (voltmeters, multimeters) to diagnose issues.
  • Comprehensive understanding of electrical, plumbing, and HVAC systems.

Soft Skills:
  • Strong communication skills to effectively interact with residents and team members.
  • Time management and problem-solving abilities to complete tasks accurately and on time.
  • Proactivity, detail orientation, and the ability to work independently with minimal supervision.
