The Junior Asset Management Associate will manage a portfolio of senior and affordable housing assets, with a focus on maximizing value and minimizing risk. The Junior Asset Management Associate will work closely with the Asset Management team to implement strategic initiatives and improve operational performance. The ideal candidate will have a deep understanding of the real estate market, strong analytical skills, excellent communication skills, and a proven track record of maximizing asset performance.
KEY JOB RESPONSIBILITIES:
Assist with analyzing and managing the financial and physical performance of a portfolio of senior and affordable housing properties
Support the review and analysis of operating results to identify areas of opportunity for cost savings and increased revenue
Collaborate with the Property Management, Finance, Development, and Accounting teams, to ensure alignment with overall business objectives and ensure seamless operations
Participate in regular meetings with senior management to discuss portfolio performance and strategic initiatives
Support efforts to improve overall energy efficiency by identifying opportunities and funding sources to help meet organization's resiliency goals
Work with the Asset Management team to conduct regular property inspections
Assist in the preparation of property budgets
Participate in due diligence and overall transaction support
Track and report insurance claims
Assist in the management of the Capital Expenditure process, including directing budget process, reviewing unbudgeted requests, and managing replacement reserves
Assist with preparation of the monthly financials dashboard and providing an analysis of opportunities identified
Follow up with Regional Managers on variance questions regarding expense overages and income shortfalls
Assist in managing Subsidy Programs, including review of rent and expense increases and ensuring rent studies and utility analysis are being completed in accordance with individual contracts
QUALIFICATIONS:
Bachelor's degree required, preferably with course work in finance, economics, real estate, or related fields
1-3 years of experience in asset and/or property management or real estate finance; experience in affordable housing real estate preferred
Demonstrated interest in affordable housing and/or senior housing or related areas
Strong writing and presentation skills, with the ability to analyze data and present information
Ability to work both independently and on a team, as well as to multi-task and meet deadlines
Proficiency with Microsoft Excel, Word, Outlook, PowerPoint, & Teams; Yardi and Smartsheet also helpful
Strong communication skills
Able to work in office or in the field, as directed
