The Program Manager oversees program operations and implements a strength-based, client-centered approach to service. Manages staff and develops approaches to meet program mission and goals; Oversees all property and operational aspects of Kuehner House and Keuhner Place. Addresses apartment concerns and maintains occupancy rates and tax credit compliance.
Provide programming and deprogramming key tags and update key log
Coordinate resident move-in and move-out
Order supplies and act as a liaison with various vendors
Coordinate community house meetings
Expected Contributions/Asset Management:
Enter new residents into OneSite, review system-wide data and notify Asset Management (AM) team of discrepancies
Complete and verify all AM documents. Subsequently save them in Kwiktag
Collect rents, review payment reports and deliver cash receipts weekly to AM
Oversee tax credit certifications (if applicable) and perform compliance testing while maintaining professional documentation. Work hand-in-hand with AM Compliance Coordinator
Collaborate with DC Housing Authority (DCHA), complete and submit all required documentation while working closely with AM Housing Specialist
Review and submit monthly AM reports
Send monthly statements to residents with an underlying goal of maintaining a high rent collections rate. Monitor and address any delinquent accounts.
Expected Contributions/Facilities Management:
Ensure Maintenance and Facilities Management duties are performed
Input work orders into Facilities Management system, as needed
Assist or perform walk through and room inspections on regular schedule
Act as liaison and perform walk-thru with contractors, inspectors, or Facilities Management
Communicate to residents any maintenance or facilities management issues
Oversee upkeep of the facility and grounds
Ensure safety and security procedures are followed
Provide regularly scheduled operations maintenance and/or oversight for elevators and compliance
Expected Contributions/Supervisory:
Ensure appropriate department staffing levels in order to meet objectives; Assess, evaluate, and hire new employees as needed
Contribute to department budget development, and use sound judgement to leverage resources in accomplishing department goals; Administer budget and comply with SOME financial reporting requirements
Contribute to strategy development and strive to improve department functions and performance; Assist in development of standards and goals as appropriate
Submit supervisory and administrative paperwork to Human Resources and Finance, as required; Refer to SOME Employee Handbook for policy guidance
Maintain professional documentation and ensure the program is in compliance with SOME CQI standards
Ensure compliance with all state, local, and federal laws governing the workplace and all department function
Schedule staff work hours, as needed, and monitor for time and attendance; Approve time cards and requests for leave
Provide direction and guidance to staff members on department operations and procedures
Define work requirements, assign tasks to staff members, and review work for quality and accuracy; Coordinate with Human Resources to update job descriptions as needed
Provide regular feedback on performance, monitor individual performance, conduct performance evaluations, and take steps for performance improvement as needed
Provide coaching and training for staff, assist staff with work processes and policies, and encourage opportunities for professional development

Position Designation: This position is designated as Safety Sensitive. You may be subject to drug testing prior to or during your employment with SOME. In this position, you may be disqualified from employment based on the presence of marijuana in test results, even if you possess a medical card authorizing the use of medical marijuana.
Physical Demands: Must be able to lift up to 20 pounds. Must be able to travel to meetings off-site using his or her own transportation methods. Requires looking at a computer screen for several hours a day. May be required to sit for long periods.
