Job Description
At W. L. Gary Company ( a long-standing union Mechanical Contractor in Washington, DC with a satellite office in Lanham, Maryland, our purpose is to make other people's lives better. We accomplish that through our current mission of providing solutions to our customers, opportunity to our partners, and support to our community. We are currently searching for a Project Manager to join our team. Reporting to the VP - Construction, this position will serve as an integral part of the project team and construction department focusing on overseeing work in progress jobs that are assigned with direct accountability for on-time project delivery and within budget performance. The ideal candidate will collaborate and coordinate with a multi-disciplined construction team and create a seamless and safe working environment that will result in meeting both the client and company needs.

Specific duties include:
Developing a thorough understanding of the entire scope of project, including contracts, specifications, drawings and other requirements.
Creating and maintaining project budget to include Cost, Hours, and Units as applicable
Review/prepare submittals as needed in a timely fashion
Effectively communicating with Field foreman to ensure jobsites have proper manpower and materials needed to meet schedules and budgets
Managing the project and its development from beginning to end in an effective manner
Leading all project related meetings, starting with Turnover Meeting #2
Creating, submitting and maintaining purchase orders and subcontracts
Creating a schedule of values to coincide with contract schedule
Obtaining necessary permits
Accurately produce, submit, document and incorporate all change orders into contract through company systems
Collecting and submitting proper close out materials to project owner
Conducting regular site visits and assess progress, problem solve and provide support to field personnel as needed
Coordinating the owner Training sessions for new equipment as required
Accurately report project progress and calculate cost at completion through the monthly projection process established by Accounting.
Professionally represent W. L. Gary's interest in all project related activities.

Experience, Capabilities and Skills:
5+ years of experience in construction, field experience preferred
Proficient in Microsoft Office Suite (Excel, Word, etc.)
Proficient in Vista or equivalent PM technology
Ability to work under pressure and coordinate numerous activities and groups of people who need to cooperate to achieve maximum efficiency
Ability to read and interpret drawings, construction plans and specifications.

Foster positive relationships with colleagues, clients, subcontractors, and vendors
Ability to exhibit creative problem solving
Exceptional teamwork and collaboration skills are essential to facilitate the work of cross-functional and interdepartmental teams
Must be dependable and reliable
Self-starter and ability to work with minimum or no supervision
